Most of what decides a sale happens before anything is listed. I price against sales that actually closed, fix what an inspector will find anyway, and tell you what a property will and will not do. I would rather have an uncomfortable conversation in week one than an expensive one in week six.

When you call, I pick up. Questions get answered the day they are asked, in plain language, including the ones that feel too basic to ask.

  Riverside and Norco share a city line and behave like two different markets — and the same is true of Hemet and Temecula to the south, or San Bernardino and Victorville one county over. What a home is worth, who lines up to buy it, and which upgrades actually return depend on where you are standing, so the advice changes with the neighborhood, not just the county.

  You will hear what your home is likely to sell for, not what you hoped to hear. If a list price is a stretch or an offer is a mistake, that conversation happens before you are committed — when it is still cheap to change course.
